In accordance with The Furniture and Furnishings (Fire Safety) Regulations (1998/89/93), the items of furniture that you provide for tenants in your property must meet minimum fire resistance standards.

The regulations apply to the following pieces of furniture:
  • All upholstered furniture
  • Beds and headboards
  • Mattresses
  • Sofa beds
  • Futons and other convertible products
  • Nursery furniture
  • Garden furniture suitable for use in a dwelling
  • Scatter cushions
  • Pillows and bed covers for furniture.
The regulations do not apply to antique or pre 1950’s furniture.

All items that comply with the fire safety regulations will receive a permanent label to be attached where appropriate. If it is not reasonably viable to attach a permanent label to the item, then this can be logged in a safety file.

All items that are not compliant with the safety regulations must be removed from your property, prior to tenants taking occupancy.
