Safety Check: Under the Gas Safety (Installation and Use) Regulations 1998, all gas appliances and flues within rented accommodation must be checked for their safety compliance within 12 months of being installed. All appliances will need to be checked at the start of each tenancy with new tenants. They must then be checked on a regular basis, at least every 12 months, by a competent engineer who is a Corgi registered gas installer.
Maintenance: All gas appliances, flues and associated pipe work must be maintained in a safe condition at all times. This is your responsibility as the landlord, or if we are working with you under the full Management Agency Agreement, we will liaise with you to ensure that this is the case.
Records: Full detailed records are required to document all appliance and flue inspections for the past two years (minimum). These records will also need to document any defects that are identified during inspections and any subsequent actions taken to rectify them.
Copies to tenants: Following each health and safety gas inspection, a copy of the safety certificate issued by the engineer must be presented to each new tenant in your property, prior to the commencement of their tenancy. If the tenant/s are already residing in your property, the certificate must be presented to them within 28 days of the inspection date.
