Finding a property
In order to make your search for a property as stress free as we can, all members of our team are specially trained and equipped to assist you in locating a property that matches your needs as closely as possible. We maintain a constantly updated database of properties available to rent and also a detailed list of prospective tenants requirements, so that we can match you with the right property for your personal needs.
We will commence viewings on student properties for the academic year commencing September 2009 in January 2009. Start looking early as the best houses go quickly. Please see the viewings page for more details on conducting viewings.
For available houses, please check out our website and then call the office to make a mutually convenient time to view the properties that you are interested in.
Once you have all decided on a property that you would like to take, you need to come into the office where you will all sign your tenancy agreement and pay your booking fee of £125. This booking fee is non-transferable and non-refundable. You will also be given a tenant application pack containing all the forms you need, including a guarantor application, which must be signed by a parent or guardian. This will need to be returned within 14 days together with your deposit which is equivalent to one month's rent (a month's rent is calculated by multiplying the weekly rent by 52 and then dividing it by 12). We also require a post dated cheque for your first month's rent, dated 1st August 2010, to ensure that your rent payment clears in time.
We will go through the tenancy agreement with you and explain anything that you do not understand. Your tenancy agreement is jointly and severally binding, which makes you all responsible for the rent.
Once you have returned all of your forms, paid your deposit, handed in your post dated cheque and signed your tenancy agreement, there will be nothing to do until the start of your tenancy on 1st September. Please ensure that you have enough available funds in your bank for your postdated cheque to clear as no keys will be given out until the first month's rent is received. Further rent payments must be by standing order from your bank.
